Providing free Wi-Fi access, the air-conditioned apartments all have a balcony or a terrace with views of the garden or the pool, a bathroom with shower and a flat-screen TV. The kitchens are equipped with a microwave, fridge and electric kettle.

With both Marrakech Airport and Marrakech Train Station 8 and 10 km away, the property offers free, private parking on site. Airport transfers can be organised through the front desk.
Stayed here with 5 of us all friends. From booking to leaving it was amazing. Abdou is a great Manager and would do anything for us. He hooked us up with a local driver called Najib who was brilliant too. We went during Ramadan which was quiet because of that but had no effect on our stay. Good prices overall and a beautiful site. We cant wait to go back! Thanks a million Abdou!

Just returned from spending a week at Residence Habiba whilst in Morocco on a golf training camp with Scottish Golf. The staff couldn't have been more friendly on arrival and then for the duration of the stay, they would do anything for us at any time. As I was part of a large group they asked us what we wanted for our dinner, and made it fresh to order for us every evening. We felt we had a good taste of Morocco every evening! Breakfast was great with freshly made lovely Moroccan crepes and omelettes in the morning. The facilities and accommodation were great, very homely in the apartments. Great to have a dart board and pool table to play about with every evening! Can't thank the staff enough for their help and hospitality during our stay and would love to return in the future.

A fantastic complex just a short taxi ride away from the centre of Marrakesh and all its history & culture , perfect for four of the best local Golf Courses and again just a short taxi ride to the others,a great family location with two pools and wonderful gardens in which to relax , the staff here are friendly , helpful & efficient, great pool side bar , serving good food & a mini "Motor Bike" museum/restaurant with some interesting exhibits , a perfect place to visit , on business, with the family , partner or golfing trip ,all the bases are covered , you are guaranteed a great time , I need to revisit Marrakesh for business and this is the place I will be heading for !

I have stayed in this residence and it was amazing. if you are looking for calm, for relax, it will be your destination. it's a kind of apart-hotel well maintained. the kids enjoyed the place and were having fun. the breakfast is rich.the prices depend on the apartment you rent but overall it's affordable.
This was my second visit with family.Staff are so wonderful they can't do enough for you.Food is out of this world, best breakfast service I've ever had on holidays.Residence habiba is a gem tucked away from the city, if you don't mind being a bit away from the city you won't be disappointed.We are already talking about going back.

We were staying in the city but had no pool or lounge area. We didn't actually stay there but visited three times days. We paid a small amount to spend our days by the pool and had lunch there. owners and staff very friendly and accommodating. food very good. Would definitely recommend. We will return, I'm sure.
The whole family could enjoy the pool, nice breakfast, and very close to marrakesh but still in the nature. Appartement are a lot of space, swimming pool is nice, charming staff, we enjoyed our stay a lot.

My sister and I, we are in our 30's, had wanted to visit Marrakech and we took along our ten year old brother for our annual holiday. I researched so many holiday deals, hotels, and apartments inside and outside the city, and Residence Habiba was the only place I found which ticked all the boxes such as location, pool, excellent reviews, and price.It is located outside the city but within a short 15 minute drive/taxi ride. This meant we were away from the city noise for a quiet holiday but within easy reach of the city and for excursions. Communication before and during our stay was excellent and prompt. We did not find any issues with language barriers as some staff spoke English and neither me nor my sister speak French or Arabic.We arranged for Residence Habiba to collect us at the airport at a cost of 15 Euros/Dirhams. Their recommended driver, Fatah, was waiting patiently with a clear sign and he helped us with our luggage. I'd recommend this option (unless you're hiring a car) as it saves the hassle of unknown taxi drivers and prices.We rented a one bedroom apartment and paid for an extra bed which was a cheaper option for us than a two bedroom apartment. The apartment has a large lounge and dining area, an open plan kitchen which had a fridge, microwave, a table top oven, and a gas hob along with sufficient utensils, a large bedroom (we requested two single beds) and bathroom and an additional, separate toilet, and an outside eating area. There is a large modern TV with satellite channels but we never switched it on as I brought my laptop and some DVD's. There is excellent free air-con in the lounge and bedroom. The WiFi signal is not good in the apartment but it is better around the pool and bar area.If you are on a self catering basis (with breakfast included) rather than full board you will need to bring things such as condiments, oil etc, and also soap, toilet roll, hand towels, washing powder. It is not a hotel with maid service. I had read all the reviews prior to booking and knew exactly what I was booking but it looks like some reviewers did not do their homework.We had breakfast included which was good. There were lots of bread, cakes and pastries along with coffee, tea, hot milk, orange juice, yogurt, pancakes, butter, nutella and jams. Please do not expect a full English breakfast, cheese, cold meats, fruits or a large buffet as you will be disappointed. We felt the breakfast was enough for us and if we wanted something else then we could make it in our own kitchen anyway. Our brother loved eating pastries each day for breakfast... shhhhh don't tell his mother!We chose to go self catering instead of half/full board to save money on the overall cost of the holiday. You can arrange to have dinner there but we never did. We brought some food items with us such as cheese, bacon, meats, squash, wraps. We also used the same driver to take us to the local, large supermarket so we could do a weekly shop. All was hassle free and a good price. I think we only spent about £30 to £40 on food and water for the entire week.The pool was excellent and it was cleaned each day. We could get a sun bed at anytime of the day and it was not overly busy or over run with noisy children like so many holiday resorts can be. We spent £25 on eBay and brought pool stuff with us such as inflatables (ball, rubber ring, lilo, crocodile) and dive sticks to keep our brother occupied. I'd recommend bringing things as there are only a few things provided. We left these items there so hopefully others will get some use from them. We also played table tennis many times, and there was music on by the pool area which was great.The complex is well run and maintained. It is clean and offers a very nice, friendly, relaxed atmosphere. You are left to your own devices but if you want or need something then someone is there to help you. It makes a change from many over priced resorts run by poorly managed tour operators who over promise and under deliver on their complexes, facilities and services.We had already booked two excursions prior to arriving (Atlas mountains and quad/buggy riding) but Residence Habiba can arrange tours and excursions if you require it. We used the driver to take us for a tour of the city during the day time and again at night time. We did not require lengthy lectures about each place or building. We wanted more of an escort around so we did not have to think about getting to and from the city or navigating the streets. We would have been more independent had it just been me and my sister but with a ten year old in tow Fatah, the driver, was worth every Dirham!Overall, we had an excellent holiday and we arrived home very refreshed. Thank you to everyone at Residence Habiba and we would stay here again if we were to return to Marrakesh in the future.

I thought I had booked a 5* resort. However that is not the case.If you book this place expecting hotel service, you would be disappointed. We were expecting Wi-Fi and TV which had at least a choice of English channels. Unfortunately, the Wi-Fi was very unpredictable and TV was mostly French.There was no information in the apartment which detailed the facilities which were on offer. No telephone to call the 24hr receptionist (because that was non existent). We came to realise the rooms do not get cleaned. The toilet rolls do not get replaced and you have to buy soap to even wash your hands.Apart from swimming, there was no other activities available for the children and the pool was cold.If you are not expecting any of the above, then I would rate this place 10/10 because the staff are lovely. They changed our room from a 2 bed apartment to a 3 bed even though I was not requesting this. They tried their best to sort out the Internet and TV. The food was excellent (we booked on a full board basis). We were always served with a smile. Abdul and Khadija were the main servers and they always brightened our day. The Chef always asked if everything was to our satisfaction, which it was.This is a remote location and the hotel could do with a better and brighter sign. We arrived 1am at the airport and picked up our hired car to the hotel. However the sat nav directions were rubbish and we in fact passed the hotel location 3 times before we finally realised where it was. If the sign wasn't so old and faded and perhaps little more illuminated, we could have saved ourselves 2 hours of searching.We could not really make these suggestions to anyone because of the language barrier (however Abdul spoke English excellently but I do not believe he was the manager). If I had known prior to booking exactly what was of offer (or in this case was not on offer), I would not have booked this hotel for my stay in Marrakech.
We stayed at Habiba residence for 4 nights as a family of 5, the accommodation was stunning a beautiful Moroccan villa set in peaceful surrounding.The food at the restaurant was delicious we would look forward to each meal.The staff are wonderful they can't do enough for you thank you Abdul and Suaad for looking after us so well.The only negative is it's location away from everything you really need a car to get around.

My husband and I have just returned from a week staying at the Residence Habiba for our honeymoon. We had a wonderful time and really enjoyed our stay here. The staff were excellent, friendly, spoke good English and nothing was too much trouble for them. In particular a special mention must go to Abdul who was absolutely excellent throughout our stay, thank you!The surrounding grounds are beautiful and serene and the large pool area was absolutely wonderful for relaxing and incredibly quiet. We dined at the Residence Habiba's restaurant a few evenings and the food was delicious. Breakfast each morning was good too. The reason for the slightly lower rating was for our apartment itself. Whilst it was a fantastic space which was very well furnished, we had arrived under the impression that we would be experiencing five star accommodation. We did find a few things lacking in that some of the lights didn't work, a lamp was broken, there were some facilities missing such as a hair dryer and the TV didn't work. None of this was really a problem and I am sure that the staff would have fixed it if asked but it didn't quite add up to it's five star rating as advertised for us personally. Something to be aware of is that you need to request maid service, so clean towels and other bathroom essentials are not regularly changed unless requested.Overall we had a fantastic stay at Residence Habiba and would definitely like to return again in the future. I think if you arrive expecting five star luxury you might be sightly disappointed in your accommodation at first but if you go with the fact in mind that it is more a four star self catering apartment then you will have a great time. As mentioned before, the staff make the stay wonderful and the complex provides a relaxing haven from the hustle and bustle of Marrakech which is a short taxi ride away.Thank you for making our honeymoon an unforgettable experience and our first time in Morocco so enjoyable!

I stayed here for 4 days in October 2014 and had a wonderful holiday. The staff were incredibly helpful from the very start, arranging a transfer from the airport to the resort and giving me a tour on arrival as well as getting me back for my flight home. It helps if you know some French but a couple of the staff spoke really great English and were very welcoming. The location is stunning - lots of well-kept gardens surrounding the apartments makes you feel like you're in a tropical paradise, together with a gorgeous pool which never seemed to be busy! I stayed on a B&B basis which worked well as the facilities in the apartments are great; I was on my own so loved having so much space and a proper kitchen if I wanted to cook. I didn't use the spa facilities but hammams are available, and the pools were perfectly clean which is always a plus when you're more of a beach fan like me. It's about a 20 minute drive into the centre (I hopped on a transfer which my friend was on from her neighbouring hotel) so it's ideal for a relaxing getaway. My only downsides if I was being super picky - TV in the bedroom didn't work, and neither did the main one in the lounge. I have no doubt they would have fixed it if I wanted but I didn't ask as who wants to stay in and watch TV when you're in Morocco?! The food wasn't the best but it was good enough and great value for the price, and being on my own I would have preferred to have Wifi in my apartment (I could only get it at certain positions in the bar/cafe). Will definitely be back - I'd happily go with friends for a relaxing stay. It's definitely not luxury, nor a 'hotel' as such - more like self catering apartments in a really peaceful complex. But that's just what I needed. Thank you Residence Habiba for a lovely end to the summer!

Just wanted to say thank you to all staff at this apartment residence. We felt like home, myself and my family were treated just like family members. In particular 'Mr Abul' has given us special service all the way from picking up from the airport till the last moment of departure.Chef and Kitchen staff are always ready to prepare anything for you. Big and well managed Pool was just outside of our rear entrance door.Breakfast is fresh and light as described on hotel information.Lunch and dinner freshly prepared on your discretion and request. Wi-Fi is free and almost available all over the hotel, I had bit of issue with that as it was kept disconnecting but did alright overall. Visit to Marrakesh madina is just 15 min away. Koutoubia Mosquee, Jama el Fana square, Majorelle Gardens, Madian markets all are a worth a visit. in Madina market just remember to negotiate the price of anything you buy.I used their recommended local cab man 'Rahil' almost everyday to visit places in Marrakesh and went to day trip to Ourika mountain Valley near Marrakesh.Although seems far from main city area but it clam and relaxing. Overall well worth visit. Full recommendation.

Wonderful hotel!! All food was delicious. Very, special, intimate hotel... owners are very welcoming and accommodating. Such lovely people! A 10 minute taxi ride into the Medina, the hotel can organise reliable taxis for this and to pick you up after your visit, very handy! Pool area's are beautiful, plenty of comfy sunbeds...even the wine is good! The apartments are large, cool, clean and modern with moroccan touches. We had an amazing, relaxing holiday, very sad to leave. We will be returning with our children next year!! This place it a hidden gem with a real feeling of 'Morocco' with modern facilities. Thank you Jacky and Habiba....we will be back!!

We selected Residence Habbiba on a half board basis for 4 day stay over Easter after searching for 5 star hotels around Marrakech. Our choice was based on the description of a “5 star holiday village” and that the bathing area looked good.The positives first. The bathing area was good, our room was very spacious with an enormous veranda with great views. The village was quiet which suited us and all the Moroccan food was very good. Most importantly of all the staff could not have been more friendly, fun and helpful. We discovered that Habbiba was not a hotel; the accommodation was in the form of apartments. The village experience did not feel 5 star to us. Towels were available but other basics such as soap and shampoo were not. There is no shop on site so we had to use taxis (which the staff organised) to obtain them. Whilst the food was excellent; there was no choice. We ended up having two dinners at a 5 star hotel 600m away. Far from the expected 5 star experience we believed we had chosen and booked. Rating our experience proved difficult. If you have come for a 5 star experience the rating would be low. If have come expecting 3 or 4 star holiday apartments and have a hire car you are likely to have a great time. Our rating is on the latter basis.

My family of 5 stayed at the residence Habiba for two days at the end of a 8 day visit to Marrakech and the surrounding area (Atlas mountains, Ouarzazate, the Dades de Boulmane and the sand dunes of Erg Chebbi). It was an oasis of calm and luxury after 6 days of super-stimulation. A great ending to our trip. Habiba, Jacky and Roman were fantastic hosts and took care of absolutely everything. The chefs (Habiba and others) put together haute cuisine, both Moroccan and French, and were responsive to our preferences. My husband was suffering with flu-like symptoms and they not only prepared rice for him to eat, they ensured we had the medication we needed. They couldn't have done more. The pools are gorgeous and very inviting for young kids (lots of shallow water). The billiards, foosball and pingpong kept my kids happy. We enjoyed the comfortable, shady bar area, and Jacky was generous in sharing his excellent cigars!They are able to accommodate a variety of budgets, and are open to discussing options if you contact them directly. We went all out and had a three bedroom house for our two days, but were told that our friends (coming in June, on a tighter budget) could be accommodated in a smaller unit at around half what we paid. The airport is conveniently close (10 minute drive), and cost 18€ (200 dihrams). I have absolutely no negative comments about the residence or staff. The houses and apartments at the residence are owned by individuals and the rental/maintenance is managed by Jacky and Habiba. Our house had a functional kitchen (which we didn't use, preferring to have Habiba cook for us!) but was missing a few convenience items such as soap. That is the only hiccup!

We visited Marrakech for the first time this summer, and stayed at Residence Habiba. It is almost newly built, and the apartments are beautifully decorated in true Moroccan style! We spend most of our time at the pool area lying on the nice sun chairs, when we were not going for a swim in the pool, or getting a cold soda in the bar! Even though we were 4 young people from Denmark, it was no problem to really enjoy our stay. Residence Habiba is suitable for a family with children, or if you are just a couple or some friends looking for a quiet oasis to relax. We didn't have a car while we were staying there, but that was no problem - either we could drive with some staff when they were going to Marrakech, or we could call our own "personal driver", who would then come and pick us up and drive us wherever we wanted to go (wether this was to the center of Marrakech, or to ride camels outside the city). Last but not least, we have to mention the always helpful staff! A big thanks to both Habiba and Jacky, who helped make our holiday memorable. It was especially great that Jacky could speak German, since danish people don't speak French very well :P We would definitely come back next time!

Residence Habiba is a wonderfull place, just outside Marrakech. We have been there twice the last 2 years and will certainly go back ! If you have spent the day in a hot and crowded Marrakech you are happy to go back to Habiba and Jacky and relax there. The children have a good time at the swimmingpools or playing tabletennis, snooker and tablefootball.We enjoyed all the good meals from Habiba and her family , most of the time outside in the beautiful garden. Marrakech is a good place to go for families, besides the cultural highlights and lovely golfcourses there a many activities to do for children as well. Suggestion: the acroparc in terre d'amanar, oaseria swimmingpool with lots of slides, camelride and carts
